WESLEY CHAPEL, Fla. — Flagship Healthcare Properties has broken ground on Wiregrass Ranch Medical Pavilion I, a 46,000-square-foot medical office building planned at the intersection of Strickland Avenue and Wiregrass Ranch Boulevard in Wesley Chapel, Fla. The company said construction is expected to take about 11 months, with initial tenants scheduled to open in the fourth quarter of 2026.
Flagship said a ceremonial groundbreaking for the project was held Dec. 9, framing the start of work as part of broader healthcare growth in the Wiregrass Ranch area.
The development will sit on a major north-south connector within Wiregrass Ranch, a 5,000-acre master-planned community established by the Porter Family in 1942, according to the announcement.
Flagship said the pavilion site is directly across from a 102-bed Orlando Health hospital that is under construction and scheduled to open in spring 2026. It is also across from Legacy Wiregrass Ranch, a large-scale mixed-use development planned to include more than 3,000 residential units along with hotels, office and retail components.
Florida ENT & Allergy will be the anchor tenant. Flagship described the practice as the largest ear, nose and throat provider in the Tampa Bay area, and said it has served the region for more than 45 years with 13 locations.
Ownership of the pavilion will be a joint venture between Flagship Healthcare Trust, the Porter Family and Florida ENT & Allergy, with Flagship Healthcare Properties serving as project developer and managing member. Atlantic Union Bank provided financing, and Precise Construction will serve as general contractor, the company said.
Flagship did not disclose the project’s architect or engineering team in its announcement.
Flagship Executive Vice President of Development Dev Gregg tied the project to local demand: “We are excited to bring this state-of-the-art medical facility to the Wiregrass Ranch community,” said Dev Gregg, Flagship’s executive vice president of development, according to an article from Flagship Healthcare Properties.
Flagship said Wesley Chapel is about 30 miles north of downtown Tampa via Interstate 75 and has a population exceeding 160,000 residents.
In an “About” section, Flagship said it is headquartered in Charlotte, N.C., and manages approximately 8.4 million square feet of healthcare real estate across more than 405 properties serving more than 770 tenants. The company also said its private REIT, Flagship Healthcare Trust, holds interests in 110 properties totaling 3.0 million square feet and valued at more than $1.1 billion, with figures described as accurate as of the fourth quarter of 2025.
