Hospital in Goodyear Civic Square Will Add to the Heart of the City

GOODYEAR, Ariz. — Since 1984, the residents and city planners of Goodyear, Ariz., located in the Phoenix metropolitan area, envisioned a space where community members could gather for concerts, festivals and collaboration. This dream came to fruition in 2022 when work began on Goodyear Civic Square (GSQ), which eventually became the heart of the city, including a state-of-the-art library, city hall, two-acre park, parking garages and an 100,000-square-foot Class-A office building. Since 2022, a movie theatre, restaurants, distilleries, and gyms have been added, with even more businesses planned to open over the next year. One addition to this trendy community hub is not a third-wave brewery or an upscale coffeehouse: it’s a hospital. 

In collaboration with Globe Corporation, owner and developer of GSQ, and Ryan Companies US Inc., a national commercial real estate solutions provider, Banner Health Center is officially under construction at GSQ in the center of Goodyear’s downtown. Having previously worked together on the initial construction of GSQ, the two companies are joining forces on this project to expand what they started.  

“We could not be more excited to extend our relationship with Ryan Companies further with this medical office venture,” said George Getz, chairman and co-CEO of Globe Corporation. “This is yet another step toward creating a mixed-use, new downtown for the City of Goodyear and the West Valley.” 

The three-story, 62,475 square-foot-building will be the first medical project within GSQ, “further expanding access critically needed primary care and key specialty services for Goodyear residents,” said Shiva Birdi, M.D., chief operating officer of Banner Medical Group. “We look forward to building lasting relationships and creating personalized care for the families we serve.” 

Banner Health is one of the largest nonprofit healthcare systems in the U.S., operating 33 hospitals and offering a wide range of services. These services include academic medicine through Banner-University Medicine, cancer care in partnership with MD Anderson Cancer Center, health insurance, physician groups, urgent care, home care, hospice, outpatient surgery centers, imaging, physical therapy, behavioral health services and more.  

JLL Research projected that hospital inpatient volume in metropolitan Phoenix will rise by 7.9% over the next five years, compared to 0.9% nationally, and outpatient growth is projected to rise by 17.9%, compared to 10.6% nationally. This is anticipated to enhance resilience and promote steady demand for both on-campus and off-campus spaces throughout the West Valley, and the new Banner Health facility will be key to offering multi-specialty care.
